Untitled Document At the Speed of Light

The last tenant moved out on May 1st and construction was completed for the new tenant to move in on June 1st. One month! The carpenters, electricians, mechanical sub, carpet installer, painter, tile setter and plumber all moved at the speed of light!

The upper floor spaces of this 1970’s office building had been leased to two separate tenants. One was an independent filmmaker. The other was a real estate development company. Both tenants were caught up in their work and didn’t seem to pay attention to the workspace they occupied every day. Both tenants shared similar dreary and dated spaces. The carpets were old and badly worn. The wood trim was dark. The single paned windows were not energy efficient and allowed distracting freeway noise into the space. The lighting was not adequate and dated with large black can fixtures. Cables ran everywhere for computer equipment and all outlets were overloaded. The bathrooms were very 70’s and not in a retro-cool way.

The office building was purchased by a new owner. And the new owner wanted to update the building. The office spaces were awful and needed to be remodeled. The offices were taken over by one tenant and opened up one to the other. Return air ducts and phone equipment was reworked. A new beam and seismic bolting was added, doors removed and the spaces were opened up.

A storage ladder was recycled and used to access new storage space above a new conference room. The ladder adds a fun touch to the space and draws extra attention to the dramatic high ceilings of the space. Old aluminum sliding glass doors were removed from several cut up interior office spaces. Trim was painted. New commercial carpet was installed throughout. Each professional workstation was given at least eight outlets and Cat5 wiring for state-of-the-art computer access and speed. New track lights were installed for better task lighting and new tracks and lights were added to the tops of the cross beams to dramatically illuminate the ceilings at night.

The bathrooms were gutted. The dated tile and dark brown grout had to go. The refreshed bathrooms were updated with warm colored limestone floor tile and wainscoting. New mirrors, lighting and paint brighten the drab spaces. Windows were replaced with dual glazed and low E aluminum windows. The new windows and trim matched the style of the few windows that were not replaced. Some doors were replaced, exterior shingling repaired and roof drainage problems were corrected.
