Code Challenges


Perched high on a hilltop, this prominent home captures spectacular city views. The home was tired and in need of a facelift inside and out. The client wanted an updated, contemporary Arts and Crafts shingle style home with bright and spacious rooms for entertaining.

The home renovation triggered a full code upgrade presenting numerous challenges. The home was shored up and new perimeter footings and lower level slabs were poured. Ceilings were increased in height to meet code and to give the larger rooms more pleasing proportions. The upper level was completely removed and rebuilt. In to maximize space on the master suite level, the upper floor was cantilevered over the main side walls of the house. Steel framed windows with special fire rated glass were installed along the side walls for bright natural daylight throughout. The gracious new master suite crowns the home with an elegant custom designed upper balcony railing that stops traffic. The artist who crafted this wonderful railing also designed all the custom curtain rods throughout the home and is currently working on a new entry gate to the property.

Vaulted skylighted spaces and a superb collection of artwork catch your eye at every turn. As the scope of this renovation expanded so did the client's art collection. Numerous new original paintings, lithographs and prints are featured throughout the home. Special consideration was given to an ambitious lighting design to dramatize the collection.

Some other special features of the renovation include the living room and master bedroom antique fireplace mantles. The new masonry fireplaces were specifically designed in size for these beautiful family heirloom mantles. On the upper level of the house a loft was created. This loft is tucked up above the master closet and part of the master bath. Open to the master bedroom and bath, the loft shares light and views and this special space serves as a home office. Also on the upper level, we designed an "art room" for oil painting and other artistic pursuits. The room is filled with natural daylight and in the future this room may serve as a child's bedroom.

This home was designed with the close involvement of the client, incorporating their unique art and furnishings, while paying attention to the flow and harmony of spaces. This is truly a home eliciting ohs and aahs from guests who often insist on full house tours.
